  • Wether you chose an ‘off the shelf’ modular home model or a custom designed home we still need to adapt this home to suit your building location and plot orientation. The first step is to recieve from you details of your plot and its exact location. With this infomation we will provide a site plan showing the layout of home on your land together with basic architectural drawings for use in foundation design and obtaining contractor estimates.

    Using satellite imaging software we will create photorealistic renderings of the building and carry out a sun study to show the optimum orientation of the property. These renderings allow you to visualise your home in it’s real life setting.

    Our homes are supplied as a complete modular home kit together with interior and exterior finishes, decor items and kitchen and bathroom cabinetry. Many of these items can be selected to suit individual taste and style from a wide range of high quality products provided by our suppliers.

    You can choose bathroom furniture and sanitary ware, kitchen cabinetry and worktops, ceramic floor and wall finishes, interior door styles and paint colours from our extensive catalogues which can be viewed on our download page or, if you prefer, your home can be adapted and personalised to individual requirements by our interior designers who can propose an alternative interior decor palette ensuring that the final design resonates with the owner's specific needs and preferences.

    Once you have selected your decor, equipment and finishes these choices are integrated into our concept architectural plans for reference, and we will provide a detailed scope of supply showing all of the items that are included in the building supply.

    When we have completed these initial tasks we will have all of the information that we need to carry out an estimation of the global project cost. This estimation takes into account the cost of the building supply together with delivery costs which will be incurred in shipping to your location. We can also evaluate the expected costs in the design and construction of the building foundation and provide an indication of general contractors costs for the assembly of the building. Once completed you will recieve a price offer for the supply of the home together with an estimated global project cost.

    We charge an initial design fee to provide these services which is deducted from the building supply cost.

    When you are ready for us to proceed with the fabrication and supply of the building we will provide a ‘building supply agreement’ detailing the scope and terms of supply. At the time of order a deposit payment of 35% of the building supply total is requested. The supply and fabrication process takes approximately twelve weeks and an interim payment is requested at five weeks. The balance, less the initial design fee, is required on building completion and prior to shipping.

  • A typical project duration is approximately eight months from start to finish.

  • No, we can provide custom designs to suit your exact requirements and your building location. Custom designed homes do not cost any more than existing designs although they take a little longer.

  • An initial deposit payment is required to commence a project. Progress payments are requested throughout the fabrication process.

  • We can provide a comprehensive furniture package if requested at additional cost.

  • No, if finance is required this should be arranged seperately by the buyer.

  • Yes, elements such as floor tile, wall tile and finishes can be substituted to suit the buyers requirement.

  • Bauhu modular homes are provided as a kit of materials and components designed for rapid assembly on site. Each building is factory prepared according to the architectural drawings and supply scope of the required model. Refer to client approved architectural plans for project specific supply scope.

    A typical supply scope comprises the following non-exhaustive list of items:

    • DOCUMENTATION

    Architectural floorplan, elevations, section drawings and roof plan.

    Structural general assembly drawings, beam and column layout, wall plan layout.

    Building structural reactions plan and column base plate layout.

    Recommended sub-structure plan and slab fixing specification.

    Door and window schedule.

    Structural design document to ASCE7-16 (or ASCE7-22) as building code applicable to site location.

    • STRUCTURE

    Factory built galvanised HSS (hollow steel section) structural frame composed of columns and beams, base plates and pre-engineered connections and fittings. Nuts, bolts and screws to connect HSS elements. A column base chemical anchor fixing kit, ground studs, chemical applicator and resin. A tool kit comprising specialised concrete drill bits and wrench sockets required for the HSS frame assembly and ground fixing.

    Factory pre-assembled galvanised LGS (light gauge steel) external and internal wall panels together panel assembly nuts, bolts and screws. Wall panel ground fixing concrete screws and damp-proof membrane.

    LGS roof structure, trusses, soffit and fascia together with brackets, cleats, nuts, bolts and screws required for the assembly of the roof structure. Small roof panels are pre-assembled but some longer trusses may be supplied in sections for assembly on site due to container size restrictions.

    • BUILDING ENVELOPE

    Lightweight cement board constructive exterior wall, external column and window opening lining cladding material, self drilling fixing screws, jointing tape and compound and cladding adhesive.

    Termite treated OSB4 roof cladding materials, self drilling fixing screws and cladding adhesive.

    Lightweight cement board constructive roof soffit and fascia cladding material, self drilling fixing screws, jointing tape and compound and cladding adhesive.

    Lightweight cement board external ceiling cladding material, self drilling fixing screws, jointing tape and compound and cladding adhesive.

    • EXTERNAL FINISHES

    External wall EFIS (exterior facade insulation system) insulation panels, fixing components, rails and adhesives.

    External wall, impact resistant facade underlayer, mesh stabilising membrane and acrylic plaster coatings.

    Acrylic exterior ceiling, fascia, trim and soffit paint.

    Elastomeric/Standing seam/EPDM roof covering system dependant on home model, application components, fixing and installation materials.

    Ceramic exterior terrace floor tiles, grout and adhesive.

    • OPENINGS

    Exterior doors and windows with ironmongery as indicated the architectural drawings and supply scope of the required model.

    Laminated, impact resistant, double glazed glass units per architectural drawings and supply scope of the required model.

    Interior doors, closet doors, door furniture and architrave per the architectural drawings and supply scope of the required model.

    • INSULATION

    Rockwool in frame sheet insulation for external and internal walls.

    Glass wool roll insulation for in ceiling insulation.

    • INTERIOR FINISHES

    Suspended ceiling track and hanger system for suspended ceiling assembly.

    Fire and moisture resistant drywall sheeting for internal walls and ceilings, self-drilling fixing screws, jointing tape and compound.

    Acrylic interior wall and ceiling paint.

    • BATHROOM EQUIPMENT

    Vanity cabinet(s) and wall mirror according to the architectural drawings of the required model, composite basin, chrome faucet(s), waste fitting and wall fixing components.

    White ceramic close coupled toilet with dual flush cistern and soft close seat.

    Wall mounted chrome shower rail with mixer faucet, fixed rain shower and handheld shower.

    Inset floor drain for tiled showers.

    Toughened glass shower wall screen and concealed fixing rails according to the architectural drawings of the required model.

    • KITCHEN EQUIPMENT

    Base units, island and wall mounted cabinetry according to the architectural drawings of the required model.

    EXCLUDED ITEMS

    • All groundworks, landscape and hardscape, footing, foundation and floor slab works are the responsibility of the owner. Building kits are provided on the assumption that the site is prepared and an adequate foundation approved by a competent local structural engineer, has been provided. All services and sub-slab conduits should be completed finishing in a perfectly square and level concrete platform to enable the building erection.

    • The electrical and HVAC installation including cables, conduits, surface mounted switches, power outlets, light fittings, water heating equipment, air conditioning equipment, kitchen appliances, solar appliances, other electrical fixtures and fittings, are not supplied. Electrical system design, supply and installation should be carried out by a competent electrician.

    • The supply of first fix plumbing including under slab pipework, hot and cold water pipes, waste pipes and plumbing connections are excluded.

    • All artisanal timber and carpentry requirements such as fretwork, architectural timber finishes, decorative railings, shutters, staircases, handrails, louvres, deck and pergola structures.

    • Loose furnishings, furniture, curtains, blinds, insect screens, garage type doors, railings and balustrades.

    • Waterproofed sand and cement finishing floor screed required to adjust and align finished floor levels prior to applying ceramic finishes.

  • Our buildings are made of steel, which is strong and is protected by a galvanized coating generally accepted to provide a time to first maintenance of a 100 years. With this highly effective galvanization process, steel profiles resist even the most humid regions.

  • No wood based products are used in construction. All the building materials and components are completely termite proof.

    Our homes are built to ASCE 7 -22 United States construction code and International building regulations in other locations and homes are supplied with full structural engineering reports. For hurricane prone locations the steel framed construction system is designed for 200 MPH wind loadings in full compliance with ASCE7-22 codes and our steel frame construction system has been approved for use across The Caribbean including by The Bahamas Ministry of Public Works with construction in full compliance with The Bahamas Building code.

  • Bauhu Homes are manufactured entirely from 100% recyclable materials and are designed to preserve the environment by providing exceptional thermal insulation performance, minimising running costs and reducing power consumption.

    Steel is the only material that retains all its strength no matter how many times it is recycled. As a result, nearly 100% of all structural steel is recycled, making steel the only logical and responsible choice for sustainable construction.

  • Our buildings are designed to be erected on a concrete foundation and level concrete ground slab. Structural columns are fixed through the slab into the foundation.

    Foundation design is carried out by qualified local engineers according to the site location and geology. Bauhu provide structural characteristics for each building for design purposes together with detailed plans of the foundation layout to assist in setting out.

    Provision of the foundation is required to be carried out by local contractors in parallel to the building fabrication to coincide with the arrival of a building on location.

  • Bauhu homes are supplied in a flat packed ‘kit’ format allowing all materials and building components to be packed and transported by sea in standard containers, any where in the world.

    All materials are packed for maritime transportation and loaded into containers for transit. A comprehensive inventory and packing list are provided. Customers can track goods in transit in the customer portal.

    Bauhu provide full extended ‘replacement value’ transit insurance for all goods up to hand over to the customer at the destination port

  • ‘Off the Shelf’ homes are designs that have been fully pre-engineered and are ready for immediate production. Because the structural engineering and full construction drawings have already been completed these homes can be ready to deliver in around twelve weeks.

  • Yes, many of our designs are ‘concept designs’ which can be modified to suit your exact requirements and your building lot.

  • Guide prices are for home models provided with Bauhu standard finishes and equipment. Modification of these items may incurr additional cost.

    All prices are based on USD ex works. VAT if applicable is excluded.

    Shipping and delivery are excluded.

  • Bauhu homes should be assembled on site by a competent local general contractor. Typically a Bauhu engineer oversees each project during assembly on site.

  • We have relationships with general contractors in many locations and we would be pleased to make introductions.

  • Yes, if you already have a building design we can adapt it to suit our modular construction system.

  • Some of the worlds most desirable locations are also the hardest to get to. Factory manufactured homes are a perfect solution for locations where mainstream construction supplies are not available or very expensive to obtain. Our international network of logistics experts are on hand to work out the transport.

  • Our strict factory based quality control ensures that completed buildings are thoroughly inspected prior to delivery but nevertheless our buildings a fully guaranteed for two years in the case of manufacturing defects. Third party suppliers component failure warranty varies from two to thirty years. Detailed limited warranty terms are available on request.

  • Bauhu homes are designed to be built in hurricane prone locations. They are made with a robust steel frame structure which is engineered according to the building code that applies in the build location. The structural fram of the building is engineered to 200MPH wind load design.

    The most common causes of building envelope failure in hurricane and tropical storm winds are water intrusion and impact from windborne debris. Bauhu buildings have impact resistant glass in all windows and a special hurricane resistant outer cladding from StoCorp which protects not only against impact but also is fire resistant up to two hours. All of Sto’s Hurricane Systems meet the stringent Miami-Dade County, Florida NOA criteria for impact resistance, air and water infiltration, and wind load resistance.
